We lend on non-owner-occupied investment property only. If you are planning to live in the house, even part of the year, even eventually, we cannot finance it. Scarcity rewards the investor who can acquire the rare available property quickly, and quick acquisition is the entire reason bridge financing exists.
The housing stock predates modern lending standards by a century
Maine’s population centers are full of nineteenth-century capes, Victorians, and multifamily housing with knob-and-tube wiring, dirt-floor basements, and heating systems from another era. All of it fails conventional condition standards, and all of it is where the margin lives.
